From Concept to Construction..

1. Consulting

It all starts with a dream.

Whether or not I have a plot of land, I want to build my dream home. What should I look for, how should I proceed, and what precautions should I take? Who can advise me?

We guide our clients through the conceptualization of their project, taking into account their family's needs, geographical location, land characteristics, climate, desired architecture, house models, and licensing requirements. This is a specialized consultation that typically lasts a few hours (usually half a day or a full day).

Defining objectives and available budget.

 

Preferably, this is the stage where the client should determine their budget. Following this analysis, Green Heritage provides estimates for the upcoming phases, clarifying all the steps that will follow.

2. Projects

After choosing an architectural studio, it is crucial that all projects are developed in parallel to align the architecture with the available budget, determine the construction method, technical installations (water, electricity, heating, ventilation, and telecommunications), stability, thermal and acoustic efficiency, and all other necessary elements for obtaining the construction license—usually 10 or 11 projects. This approach allows us to present an initial cost estimate.

This is the stage where necessary adjustments are made in conjunction with the architectural design, before seeking approval for the license

Structural Stability

The high-quality, durable wooden structure, sourced from sustainably managed forests, offers excellent thermal and acoustic comfort. It provides great versatility, exceptionally adapting to the contemporary architectural requirements.

Water Supply Network, Wastewater, and Rainwater Drainage

In the conscious use of water, by reusing it for irrigation, cleaning, flushing toilets, and washing machines, we apply the principles of the circular economy. By utilizing wastewater for fertilizing plant systems around the living space, we create opportunities for food production and sustainability.

Energy Certification


In our construction principles, we aim to achieve the goal of heating and cooling the living space passively. This involves minimizing heat loss through the building envelope, selecting window frames and glass with excellent thermal properties, and using ventilation systems with heat recovery.

Acoustics

We choose insulation materials such as cork, which, in addition to being a local resource, is natural, renewable, and not scarce. Cork regenerates in its natural environment and has excellent thermal and acoustic properties. Our ultimate goal is to ensure the health and well-being of those who will live in the space.





 

Fire Safety

We incorporate fire prevention systems that align with our construction principles

Electricity, Telecommunications, Photovoltaics

We strive to design spaces with a balanced mix of natural and artificial lighting. In our proposed solutions, we minimize energy consumption by using systems that harness solar energy as a power source.

Heating, Ventilation, and Air Conditioning (HVAC)

When heating and cooling support systems are required, either by the project or the client, they are powered by renewable energy sources such as solar, geothermal, and wind energy

Safety and Health Plan

For the construction phase, we implement safety systems that minimize associated risks, carefully planning the construction site to ensure the well-being of the staff and all visitors to the site.

3. KIT


Green Heritage designs, produces, and assembles a special KIT that represents the "soul" of the house.

This KIT includes the structure, interior and exterior walls, floors, ceilings and roofs, waterproofing, window frames, and insulation. We can say that the KIT represents between 40% to 60% of the house, depending on the project, and it ensures the home's airtightness, robustness, and thermal and acoustic comfort.

At this stage, the house is enclosed and ready to receive the technical installations, wall, floor, and ceiling coverings, interior carpentry, and all other decorative finishing details.

KIT

In some projects, Green Heritage is responsible solely for this KIT phase, while the client hires other companies to complete the finishes.

We recommend that you always do this with the presence of an experienced project manager who is well-versed in eco-friendly and sustainable construction. The ecological and environmental characteristics of the house can be compromised if special care is not taken during the finishing stages.

For example, if the interior designers choose toxic and polluting materials, all the care we put into our KIT would be in vain.

4. Acabamentos

Bioconstruction encompasses a wide variety of materials and construction techniques.

Wood is just one of these materials, and it is a mistake to assume that building with wood is always eco-friendly. On the contrary, the intensive use of wood can be harmful to the environment

Acabamentos

Natural material does not necessarily mean ecology. If creating your flooring requires cutting down slender trees that are 100 years old, is that ecology? Or if it involves blasting mountains to extract marble, is that ecology?

Materials such as wood, lime, cork, hemp, clay, and gypsum offer a variety of interesting variations and application techniques. Modern industries are developing healthy products that enable much more efficient assembly, which helps reduce construction time and costs.

5. Project Management


This is one of the most important aspects of your entire project, so we recommend that you read this text carefully.

What you can expect from Green Heritage:

If Green Heritage is responsible for the entire project, our price includes Project Management fees. This is mandatory.
If Green Heritage only provides the KIT, the client can optionally hire us to manage the remaining finishing work.
If the project is entirely independent of Green Heritage, the client can hire Green Heritage solely for Project Management services, provided that the project aligns with our company’s ethical objectives: a healthy and eco-friendly home, free from materials that could harm workers or residents.

Project Management is a fundamental area that is often overlooked in an attempt to "save money," which turns out to be a monumental mistake. Effective project management can save a significant amount of money for the project owners. The discounts we secure alone are sufficient to cover the cost of the team we use to manage your project.

One of the major mistakes we made in the past was failing to require project management services from our clients.

Today, we have a specialized team based on the specifics of your project, ensuring exceptional performance. We seek out professionals who help us understand every detail.

Each project has its unique characteristics. In the case of eco-friendly construction projects, there is a wide variety of materials and construction methods that require experienced specialists. If a project manager is not well-versed in this type of construction, they cannot effectively manage these projects. Without a deep understanding of materials and construction methods, proper management is impossible.

Our project management services involve implementing quality control processes to ensure that construction activities meet or exceed industry standards and client expectations. This includes inspections, testing, and adherence to applicable codes and regulations.

7. Schedule Management

Green Heritage develops and maintains a detailed project schedule, monitors progress against goals, identifies critical activities, and manages any deviations from the timeline. If necessary, we assist in allocating resources to prevent delays.

In such cases, we respond promptly and, if necessary, adapt the construction method to other more affordable and equally effective materials.
