1. Architectural Project
In many cases, clients who contact us already have an architecture studio, and in such instances, we collaborate closely with the studio.
In other cases, clients request us to manage the entire process, including the architectural work. In these situations, we select a studio that aligns with the client’s preferred style.
In both scenarios, we are actively involved from day one, ensuring that architecture, construction systems, and engineering progress in parallel. This approach significantly streamlines the entire process and saves considerable time and money.
2. Construction System Project (and preliminary budget)
Based on the architecture, thermal efficiency, location, and terrain, we determine the ideal construction system and create an initial design. This process identifies the main materials and provides a reliable cost estimate for the house. At this stage, critical decisions about the house's KIT (see section on KITs), architecture, and materials are finalized, ensuring the project aligns with both functional and ecological goals.
We prioritize wooden structures, incorporating concrete or steel reinforcements only when necessary. In addition to wood, we rely on cork, hemp, lime, clay, and ceramics as fundamental materials, chosen for their sustainability and performance.
3. Specialty Projects for Licensing and Cost Estimation:
Green Heritage's specialty projects are not just technical tools for licensing but essential instruments for planning and budget control, offering sustainable, efficient construction without surprises.

Green Heritage's production projects meticulously design every element of the house, including structures, insulation, and panel-based cladding, with detailed assembly specifications. These designs are optimized for production and cutting using CNC technology, ensuring precision and consistency.
Our goal is to manufacture as many house elements as possible in a factory setting. This approach guarantees superior quality while enabling fast and efficient assembly on-site. These production projects form the core of the house and are essential for ensuring a swift and seamless construction process.

5. Assembly Manual
Once the production elements are finalized, we prepare comprehensive assembly manuals with 3D graphical instructions. These easy-to-understand guides make it possible for almost anyone, even those with minimal experience, to assemble the house. While assembly can be straightforward, we recommend the presence of an experienced supervisor to ensure smooth execution.

Steps to Build Your Dream Home
Building a home is a major decision and, for many families, the largest investment of their lives. It should also be a wise one, with the potential for a solid return if you decide to sell someday. Moreover, building from the ground up is an exciting experience, giving you the opportunity to design every detail, choose each square meter, and truly understand what lies beneath the floors, inside the walls, and above the ceilings.
This workflow provides a clear overview of the phases Green Heritage & Associates follows if you choose us as your Project Managers, ensuring you are informed about every detail throughout the process. Our goal is to meet your budget requirements and bring your dream to life. The timeline largely depends on the project’s complexity and the speed of decision-making
Phase 1: Starting the Project
In this initial phase, we gather all the details of your vision for the house, analyze the plot and topographic layout, determine the desired architectural style, and, most importantly, establish the financial ceiling. With these foundations in place, we sign a service contract for the project and kick off the process.
Phase 2: Architectural & Production Design
While architects are developing the project, Green Heritage starts by reviewing the initial architectural plans and proposing adaptations to align with ecological building principles and thermal efficiency standards for licensing. In this phase, the wall, floor, and roof compositions are defined, considering insulation, thermal mass, shading, and ventilation for optimal energy efficiency. At this point, we create the first Building Information Model (BIM) of your home, enabling us to recommend the best building strategy and system for the project.
From the beginning, we develop a strong understanding of your home’s construction formula and ensure budget discipline is maintained. This means that the budget target is set right at the start in Phase 1.
Phase 3: Licensing Process
If municipal licensing is required: The projects are sent to the City Hall for approval before proceeding to Phase 3.
*If pre-approved:* Continue directly to Phase 4.
Phase 4: Specialty Projects
In parallel with the architectural design, Green Heritage begins developing the specialty projects, guided by sustainability, efficiency, and budget goals. These projects are essential for obtaining a building license from the City Hall. It’s also at this stage that we start detailing the project’s budget, drawing attention to points that require further discussion. It’s important to note: without all these detailed projects, it’s impossible to create an accurate budget. Be cautious of "easy sales" that promise otherwise. The most crucial phase of your house construction is the planning and project development.
A team of nearly 10 professionals works on these 11 projects:

Phase 5: Preliminary Construction Estimate
At this stage, Green Heritage provides a preliminary budget estimate for the concrete, foundations, and the KIT, which will soon be ready for production. Additionally, we’ll gain a clearer understanding of the financial requirements for other finishing details, such as carpentry, bathroom fittings, windows, lighting, and other finishes.
Phase 6: Execution Plans
This is one of the most critical phases, as it involves detailed specifications for finishes, which significantly impact the final budget. Our team at Green Heritage provides close support to the architects and clients to ensure that all choices align with the desired budget. You may also introduce here your interior designers team.
Phase 7: Final Construction Estimate
With all project plans finalized, we are ready to prepare the final cost estimate and discuss with clients and architects the options to meet financial goals. At this point, we focus mainly on finishes, as the core structure was defined in the preliminary estimate. This approach ensures that no delays occur when starting the KIT production and construction.
Phase 8: KIT Production and Assembly
The Green Heritage KIT forms the core and most critical part of the construction, involving a highly industrialized process. The main components are produced across various European countries under close supervision from our team and are delivered to the site ready for assembly. This approach allows for a rapid build. The KIT includes the structure, floors, walls, roof, interior partitions, insulation, waterproofing, and pre-installations for electrical, plumbing, and HVAC, along with some selected finishes.
Production of these elements generally takes between 6 to 8 weeks, with assembly lasting another 2 to 10 weeks, depending on the project. This phase can also include windows, doors, and carpentry if these will be installed early on to save time. It’s essential to have all elements produced and procured in advance to avoid unexpected cost increases.
Phase 9: Assembly and Construction
This final phase involves site preparation, safety, earthworks, foundations, slabs, and other necessary constructions. At this point, all finishing materials should be chosen, purchased, and ready for installation.
Foundations and KIT (shell of the house) will be assembled quite fast by specialized team closely supervised by Green Heritage.
Phase 10: Finishings and Final Licenses
This phase often encounters delays, typically caused by late decisions on finishes. Careful planning and timely choices are essential to staying on schedule. Ensure that all finishes, interior design, and decorative arts are decided in advance.
Several teams will be involved in this phase, which can represent 40% or more of the total cost of your house. The better your project and plan, the faster and smoother the process will be.
Final licenses are obtained after this phase.
